Short-Term Rental Guest Agreement

1. Reservation and occupancy
The reservation is for the dates, guest count and primary guest shown at checkout. Maximum occupancy is 8. The primary guest must ensure all occupants and visitors comply with this Agreement and the House Rules. Unauthorized overnight guests are not permitted.
2. Payment
The total price shown before payment includes accommodation, applicable cleaning charges and taxes/levies shown at checkout. A reservation is confirmed only after payment is successfully processed and MetroBenchmark Stays issues a confirmation.
3. Cancellation
The cancellation policy displayed at booking forms part of this Agreement. Refunds, if any, are calculated under that policy. Only accommodation changes by −10% or +10% under the selected plan; cleaning fees are unchanged. A full refund returns the entire amount paid. The Option 1 refund window lasts for 24 hours after confirmation even if check-in has occurred. The selected plan and policy version are saved with the booking.
4. No parties or events
Parties, receptions, ceremonies, commercial gatherings and events are prohibited unless MetroBenchmark Stays gives prior written approval. Excessive noise or disturbance of neighbours is prohibited.
5. Property care and damage
The primary guest is responsible for damage, missing items, extraordinary cleaning, misuse of appliances, blocked drains caused by guest misuse, and costs arising from violations by the guest group, except ordinary wear and tear.
6. Smoking, pets and safety
No smoking or vaping is permitted inside the home. Pets are permitted only when expressly approved in the reservation. Guests must follow safety instructions, use BBQ/appliances responsibly, and immediately report hazards or material damage.
7. Check-in, check-out and access
Check-in is after 4:00 p.m. and check-out is by 11:00 a.m., Calgary local time. Guests must leave by the stated check-out time unless a late departure is approved. MetroBenchmark Stays or its authorized representatives may enter when reasonably necessary for emergencies, urgent repairs, safety, suspected serious rule violations, or other lawful purposes.
8. Parking and neighbourhood
Guests must use designated parking areas and comply with municipal parking rules. Guests must respect neighbours and applicable Calgary noise and community standards.
9. Early termination
Serious or repeated violations, illegal activity, unauthorized events, dangerous conduct, material misrepresentation of occupancy, or conduct that places the property or neighbours at risk may result in termination of the stay, subject to applicable law and the terms presented at booking.
10. Personal property and interruptions
Guests are responsible for their personal belongings. MetroBenchmark Stays will make reasonable efforts to address service interruptions or maintenance issues but does not guarantee that every amenity will be continuously available where an interruption is outside reasonable control.
11. Electronic acceptance
Typing the primary guest’s name and checking the acceptance box before payment constitutes the guest’s electronic acceptance of this Agreement and the incorporated House Rules and Cancellation Policy. The system records the agreement version, timestamp, reservation reference and technical audit information.

12. Governing law
This Agreement is intended to be governed by the laws applicable in Alberta, Canada. Nothing in this Agreement waives rights or obligations that cannot lawfully be waived.
